76-333. Two-family residential district, R-2.


(a) 
Purpose. The R-2 district is established to provide an environment suitable for families who typically have children, but families of smaller size than those residing in the one-family residential districts. Uses are primarily limited to moderately low-density, two-family dwelling units, plus certain residentially related uses designated to provide an acceptable neighborhood environment. The district may also provide a transition between higher density residential districts or nonresidential districts and low-density, one-family residential districts. The two-family district also permits the construction of residences at a slightly higher density than one-family.
(b) 
Permitted uses. Permitted uses shall be as follows:
(1) 
All permitted uses as regulated in the R-1-C district.
(2) 
Two-family buildings.
(3) 
All accessory buildings and uses.
(c) 
Special land uses. The following land uses and any use similar to those uses set forth in this section may be granted approval by the planning commission if determined to be in accordance with the provisions of article XIII of this chapter.

Cemeteries (see section 76-494).
(2) 
Colleges and universities (see section 76-497).
(3) 
Day care and nursery schools (see section 76-499).
(4) 
Funeral homes and mortuaries (see section 76-503).
(5) 
Group day care (seven to 12 children) (see section 76-507).
(6) 
Noncommercial recreation (see section 76-514).
(7) 
Nurseries and greenhouses (see section 76-515).
(8) 
Planned unit development (see section 76-518).
(9) 
Private clubs, fraternal organizations, etc. (see section 76-519).
(10) 
Public utility buildings without storage (see section 76-521).
(d) 
Minimum yard requirements. The minimum yard requirements shall be as follows:
(1) 
Lot area (square feet): 12,000.
(2) 
Lot width (linear feet): 80.
(3) 
Lot depth (linear feet): 150.
(4) 
Front yard (linear feet): see table in this subsection.
Front and street-side setbacks shall be measured from the centerline of each road right-of-way in accordance with the township's master plan as follows:

(e) 
Building requirements. The building requirements shall be as follows:
(1) 
Maximum height (stories/feet): 2/28.
(2) 
Maximum lot coverage (percent): 40.
(3) 
Minimum floor area: same as the RM district.
(4) 
Impervious surface (percent): same as the R-1-C district.
Where two or more two-family buildings are developed on a single parcel of land, the perimeter and spacing between buildings shall be the same as provided in the RM-3 district.
