76-521. Public utility buildings without storage.


(a) 
Permission. Public utility buildings, including telephone exchange buildings and repeater stations, electric transformer substations and stations, gas regulator stations (all without storage yards) and cable television, may be permitted in any district when operating requirements necessitate their location within the district in order to serve the immediate area.
(b) 
Site requirements. Site requirements shall be as follows:
(1) 
Minimum site size: two acres.
(2) 
The site shall abut a public road having a right-of-way not less than that of a secondary thoroughfare (86 feet) or a proposed right-of-way of a major thoroughfare.
(c) 
Yard and placement requirements. Yard and placement requirements shall be as follows:
(1) 
All development features shall be enclosed within a building.
(2) 
Maximum height of any structure: 25 feet.
(3) 
Minimum yard requirements:
a. 
Front: 50 feet.
b. 
Side: 30 feet for each side with one additional foot for each five feet when the nonresidential structure exceeds 40 feet in length along the adjoining property line.
c. 
Rear: 50 feet.
(4) 
Maximum lot coverage of all buildings: 10%.
(d) 
Environmental provisions and parking requirements. Environmental provisions and parking requirements shall be as required in articles V and VI of this chapter. No off-street parking shall be permitted in the required front yard space.
