76-508. Home occupations.


(a) 
Permission. Home occupations may be allowed in the one-family residential districts. Home offices that do not result in more traffic than is normal for residential districts shall not require special approval. No person other than members of the family residing on the premises shall be engaged in such occupation. Handicapped persons applying for home occupation permits may be excused from certain provisions of this section by the planning commission, based on necessity.
(b) 
Site requirements. Site requirements shall be as follows:
(1) 
The use of the dwelling unit for a home occupation shall be clearly incidental and subordinate to its use for residential purposes by its occupants. Not more than 25% of the floor area of the dwelling unit shall be used for the purposes of the home occupation and shall be carried out completely within such dwelling.
(2) 
There shall be no change in the outside appearance of the structure or premises or other visible evidence of the conduct of such home occupation.
(3) 
Such home occupation shall not require internal alterations or construction features, equipment, machinery or outdoor storage not customary in residential areas.
(4) 
One nonilluminated nameplate, not more than two square feet in area, may be permitted. Such nameplate shall contain only the name and occupation of the resident of the premises and shall be mounted flat against the wall of the dwelling.
(5) 
No home occupation shall be conducted, in whole or in part, in any accessory structure, attached or detached, including garages, breezeways, porches, patios, etc.
(6) 
There shall be no sales of any goods, articles or services on the premises, except such as is produced by such approved home occupation.
(7) 
No traffic shall be generated by such home occupation in greater volumes than would normally be expected in a residential neighborhood, and any need for parking generated by the conduct of such home occupation shall be provided by an off-street area, located other than in a required front yard.
(8) 
No equipment or process shall be used in such home occupation which creates noise, vibration, glare, fumes, odors or electrical interference detectable to the normal senses of persons off the lot. In the case of electrical interference, no equipment or process shall be used which creates visual or audible interference with any radio or television receivers off the premises, or cause fluctuations in line voltage off the premises.
(c) 
Maximum lot coverage. Maximum lot coverage shall be the same as for the district in which the use is requested.
(d) 
Environmental provisions and parking requirements. Environmental provisions and parking requirements shall be as required in articles V and VI of this chapter.
